Gioia 22, il nuovo eco-grattacielo – Milano
Edilizia sostenibile, abitare il futuro!
L’edificio, 26 piani fuori terra su 120 metri e 4 piani interrati per una superficie lorda totale di 68.432 m2, si distingue per inediti standard di innovazione tecnologica e sostenibilità ambientale. GIOIA 22 otterrà la certificazione LEED, adotterà un approccio Cradle to Cradle nella scelta dei materiali, limiterà i consumi energetici grazie all’introduzione delle più efficaci best practice di edilizia sostenibile e sarà attrezzato con sistemi per la green mobility.
La torre verrà realizzata al posto dell’edificio ex INPS di Via Melchiorre Gioia 22, costituito da diciotto piani fuori terra e tre interrati per una superficie complessiva di 40.000 mq, realizzato nel 1961 e in disuso dal 2012.
Le fasi di cantiere prevedono, dopo una fase di bonifica che ha visto la rimozione di oltre 200 tonnellate di amianto, l’avvio della demolizione nel mese di novembre 2017 e la posa della prima pietra nell’estate 2018, con previsione di completamento dell’immobile entro il 2020.
GIOIA 22 avrà oltre 6.000 m2 di pannelli fotovoltaici che consentiranno una riduzione del fabbisogno energetico del 75% rispetto alle più recenti torri direzionali presenti a Milano, un primato per un edificio di questa tipologia che gli consente di rispondere agli standard Nearly Zero Energy Consumption Building. L’energia prodotta dal sistema fotovoltaico di GIOIA 22 sarebbe sufficiente a soddisfare il fabbisogno energetico di 306 abitazioni.

The building, 26 floors above ground on 120 meters and 4 underground levels for a total gross area of 68.432 m2, stands out for unprecedented standards of technological innovation and environmental sustainability.
GIOIA 22 will obtain LEED certification, adopt a Cradle to Cradle approach in the choice of materials, limit energy consumption thanks to the introduction of the most effective best practices of sustainable construction and will be equipped with systems for green mobility.
The tower will be built in place of the former INPS building of Melchiorre Gioia street nr. 22, consisting of eighteen floors above ground and three basements for a total area of 40,000 square meters, built in 1961 and disused since 2012.
The construction phases include, after a environmental remediation phase that saw the removal of more than 200 tons of asbestos, the start of demolition in November 2017 and the laying of the first stone in the summer of 2018, with forecast of completion of the building by 2020.
GIOIA 22 will have over 6,000 m2 of photovoltaic panels that will allow a 75% reduction in energy requirements compared to the most recent executive towers in Milan, a record for a building of this type that allows it to meet the Nearly Zero Energy Consumption Building standards. The energy produced by the GIOIA 22 photovoltaic system would be sufficient to meet the energy needs of 306 homes.
